Should I book an Essential Clean or a Premium Restoration?
Book the Premium Restoration if dogs use the yard, if you see green or black film in the shade, if the infill has gone thin or crusty, or if the turf has never been professionally cleaned. Book the Essential Clean for a people-only yard cleaned in the last year that needs the pollen and debris out. On the Grand Strand, TIMELESS Turf Restoration prices both by square footage: $199–$599 and $299–$899.
What each tier actually includes
Both tiers start the same way: debris off, turf blown, power brushed against the grain, rinsed, groomed and blown clean at the end. The Premium adds the treatments, and the treatments are what fix a yard rather than tidy it.

The price difference, by band
| Turf area | Essential | Premium | Difference |
|---|---|---|---|
| Up to 500 sq ft | $199 | $299 | $100 |
| 501–1,000 sq ft | $249 | $399 | $150 |
| 1,001–1,500 sq ft | $299 | $499 | $200 |
| 1,501–2,000 sq ft | $349 | $599 | $250 |
| 2,001–3,000 sq ft | $449 | $749 | $300 |
| 3,001–5,000 sq ft | $599 | $899 | $300 |
| Over 5,000 sq ft | Quoted | Quoted | — |
The gap runs from $100 on the smallest yards to $300 on the largest. Compare that with buying the treatments separately: a heavy pet-odor treatment is $75–$150 and a stand-alone antimicrobial is $75–$125, so an Essential plus those two add-ons is $150–$275 more than the Essential alone. Once a yard needs two of the Premium treatments, the Premium is the cheaper way to get them, and it includes the infill work and the seam walk as well. See the full price table.
Brian prices it by square foot before any work starts, and every job ends blown clean.
Yards that need the Premium
- Dogs use it. The smell is bacteria working on urine residue in the infill, and only the enzyme step removes the residue. An Essential on a dog yard smells fine for a week.
- Green or black film in the shade. Fence lines, north sides, under decks. The oxidizer treatment is Premium-only; brushing algae just spreads it.
- First professional clean, or years since the last. The pollen and organic layer is deep in the infill, and a surface rinse leaves most of it there.
- Thin, crusty or drifted infill. Redistribution is a Premium step; without it the fibers keep flattening.
- Selling, renting out or hosting. The photos and the seam notes are useful when someone else will be looking hard at the yard.
Yards that are fine with the Essential
- People-only turf that had a Premium in the last year and needs the pollen and leaf load out.
- The second visit of the year, after a spring Premium: a fall Essential keeps the yard right through the holidays.
- A vacation rental turnover before peak season, when the yard was restored in May.
- Any yard whose owner blows it off weekly and brooms the paths; the Essential resets what a broom cannot.
If you are not sure which you are, our frequency table sorts yards by dogs, shade and size.
The two mistakes we see
The first is booking the Essential for a dog yard to save $100–$150 and being disappointed a fortnight later; we now say so on the phone. The second is the opposite: booking the Premium every visit on a people-only yard when one Premium and one Essential a year does the same job for less. A yard on the Essential Care membership gets four lighter visits; a yard on TIMELESS ELITE gets four Premiums. Match the plan to the yard, not the other way round.
When to call us
Pick the tier that fits and book it. If we arrive and the yard needs the other one, we say so before we start, and you decide. The Essential Clean runs $199 to $599 by turf area; the Premium Restoration runs $299 to $899. Over 5,000 square feet is quoted after a walk-through, and the minimum visit is $199 anywhere on the Grand Strand.
