Who is responsible for artificial turf maintenance in a rental?
In most leases the tenant handles the weekly care, picking up after pets, rinsing and blowing off debris, and the landlord handles professional cleaning, infill and repairs. Put it in writing, photograph the yard at move-in and move-out, and schedule a professional clean at every turnover. Who does what
The natural-lawn split is the tenant mows and the owner fixes the irrigation. Turf works the same way: routine care to the tenant, anything with equipment or a price tag to the owner.

Lease language you can adapt
These are plain clauses to hand your attorney, not legal advice. Fit them to your state and your lease.
- Tenant will remove pet waste from the synthetic turf daily and rinse pet areas with water at least weekly.
- Tenant will not use pressure washers, chlorine bleach, solvents, acids or metal tools on the synthetic turf, and will not place grills, fire pits, heaters or vehicles on it.
- Tenant will notify Owner within seven days of any standing water, lifted edge, open seam, burn mark or persistent odor.
- Owner will arrange professional cleaning of the synthetic turf at each change of tenancy and at least once in every twelve months of a continuing tenancy.
- Where pets are permitted, the pet deposit may be applied to odor treatment and infill replacement in pet areas beyond normal wear, as documented by dated photographs.
- Dated photographs of the synthetic turf form part of the move-in and move-out condition reports.

Book the clean for the gap between tenants, after the old tenant's furniture is off the turf and before the new photos. A turnover clean with before-and-after photos is the one document that settles most deposit questions before they start.

Conway student rentals
Houses that rent mostly to students run on a school calendar: move-in in August, move-out in May, sometimes a summer sublet, and often more pets than the lease mentions.
