A turf turnover checklist for Grand Strand vacation rentals

A rental yard has to be right on Saturday whether or not it rained on Thursday or a dog stayed all week. This is the three-part checklist we give property managers between Cherry Grove and Sunset Beach: what to do before the season, what the cleaner does at every turnover, and what happens after a storm.

How do you maintain artificial turf at a vacation rental?

Pre-season: late May to early June

  1. Premium Restoration after pine pollen ends and before the first peak booking. It removes the pollen layer before summer humidity turns it into algae and odor.
  2. Infill measured in the paths and the pet zone, topped up if low. A rental yard gets a summer of foot traffic in a few weeks.
  3. Seam and edge walk. A raised seam is a trip hazard and a review; fix it in May.
  4. Putting green top-dressed and speed-checked, if there is one.
  5. Furniture feet checked. Chairs and loungers dragged across turf mat it; pads or a paver patio for the furniture saves brushing all summer.
  6. A sign in the unit: no grills or fire pits on the turf, pick up after pets, hose is by the gate.
  7. Photos of the yard on the day of the clean, for the listing and for the file.

Every turnover: the cleaner's ten minutes

The turnover crew is already there. Ten minutes on the turf is the difference between a yard that goes all season and one that needs a mid-season rescue.

Put the ten minutes on the turnover checklist as its own line, with the report items as tick boxes. A cleaner who is asked to "check the yard" will look at it; a cleaner who is asked to "hose the pet zone and photograph any melt marks" will do it.

Mid-season

Pet-friendly rentals in July and August usually need one thing between the pre-season clean and the fall: a pet spot treatment at $50 to $100 on the zone the dogs use, booked the day a cleaner reports a smell. Waiting for the next turnover is how one bad review becomes three. People-only rentals rarely need anything mid-season if the ten minutes is being done.

Post-storm

Hurricane season runs June through November and peaks in September, in the middle of the fall rental weeks. The order after a storm is fixed: heavy debris and branches off first, then blow off the loose material, then walk the edges and seams for anything that floated, then flush salt spray and windblown sand through the infill. The flush has to happen within about two weeks, before the salt dries into a crust and the sand settles into the fiber base. The post-storm visit is an Essential Clean band job on a yard that was only sprayed and an antimicrobial job on one that flooded. The turnover cleaner does the first two steps; we do the rest.

The arithmetic

1Can a week of guest dogs ruin the turf?
No. A week of use is a rinse and, at worst, a spot treatment. What ruins a rental yard is a whole season of dog weeks with nobody hosing the zone between them, which is why the ten minutes is on the turnover list.
2Do you work around bookings?
Yes. We schedule in the turnover gap or on a day the unit is empty, and the yard is dry and usable within a few hours of the visit.
3What about the putting green at the rental?
Blow it off at every turnover, brush it monthly, and have it top-dressed and speed-checked with the pre-season visit. Guests notice a slow, bumpy green more than anything else in the yard.
4Should I put a hose by the turf?
Yes, with a shower nozzle, and say so in the welcome note. Most guests with dogs will rinse the zone if the hose is ten feet away and the note asks.
